Your offer has been accepted... now what's next?

Once the excitement of having your offer accepted settles in, it's time to delve into the next phase of your homebuying journey. The agreed-upon terms will now come to life, and here's what to expect:


Sealing the Deal: Copies of the mutually accepted purchase-and-sale agreement will be shared among all parties. The seller will officially take the home off the market, marking a significant step in securing your dream home.


Earnest Money Handling: We'll collect your earnest money, a crucial component that will be added to your down payment or closing costs. This sum will be deposited into the specified escrow or trust account outlined in the agreement.


Escrow Overview: The chosen escrow company, whether it's a bank, a law firm, or a title company, plays a vital role. This entity safeguards important documents and funds related to the transaction until all conditions are met. As your representatives, we'll initiate and oversee the opening of the escrow account on your behalf.


Underwriting Process: Simultaneously, your loan officer will kick off the mortgage underwriting process. This step involves a thorough assessment of the risk associated with lending to you. Your financial standing, credit history, and other essential documents will be scrutinized. It's crucial to be responsive during this phase, promptly addressing any requests from your loan officer.


Conditional Approval: After compiling and verifying your file, the loan officer will submit it for underwriting. Conditional approval means your loan is approved pending the fulfillment of certain conditions, such as a clear title and an appraisal report.
