What do I need to Do when selling or Buying A Home to maintain my Security and PRivacy?

One of the worries home sellers can have while listing their property is about opening their home up to strangers. As a home seller, we know you want to prioritize the security and privacy of your property. Here are some things that we can do that will protect your property and privacy:


  1. Lock Up Valuables and Personal Information: Before any showings or open houses, secure your valuable items, important documents, and personal information. Store jewelry, electronics, financial records, and any sensitive materials in a locked safe or an off-site location.
  2. Remove Personal Items and Photos: If you have personal photos or items displayed in your home think about removing them while your home is on the market. Depersonalizing your space helps potential buyers enovision themselves living in the home and reduces the risk of identity theft or unwanted attention. Replace family photos with other wall art or decor.
  3. Keys & Lockboxes: We always provide the option to have a lockbox with a secure code or special MLS access that only licensed agents and other professionals can access. We'll never give keys or access codes to buyers or anyone else without your permission. If you're still living in your home, you can also be present during a showing to open the house; just make sure that you give the buyers their space to tour the property.
  4. Security Systems: Camera surveillance has become more and more popular in recent years. If you have a security system set up, make sure that they are visible or that the agents are informed of their presence beforehand. As a seller you have every right to monitor your home while its listed.
  5. Be Cautious with Strangers: During open houses or private showings, be cautious with strangers asking questions about your property or personal information. Avoid discussing financial matters or disclosing sensitive details.
  6. Social Media Awareness: Be mindful of what you share on social media while your home is on the market. Refrain from posting specific details about your property, your selling timeline, or any upcoming events related to the sale.
  7. Notify Neighbors: Inform your neighbors about the listing of your property. They can help keep an eye on your home and report any suspicious activities during your absence.
  8. Verify Potential Buyers: We will always check with a buyer's agent prior to a showing to ask about the buyers' situation and whether they have been pre-qualified. If a buyer reaches out directly to us, your listing agent, we'll ask them questions and accompany them ourselves on the showing.

This information could potentially be used against you during negotiations.
  2. Respect the Seller's Privacy: Remember that the home you're viewing is currently someone else's property. Be respectful of their space and avoid commenting negatively on their personal belongings or decor. Treat the home with respect and leave it as you found it.
  3. Be Cautious with Social Media: In today's digital age, it's common for people to share their experiences on social media. However, avoid posting specific details, addresses, or pictures of the property you are viewing. This could inadvertently reveal the seller's address or other sensitive information.
  4. Be Mindful of Security Systems: Some sellers may have security cameras or recording devices in their homes. Always assume you're being recorded, and avoid discussing personal information or making negative remarks about the property or seller. If you have questions about the property or want to negotiate terms, do so privately with your family and real estate agent.
  5. Respect Open House Rules: If you're attending an open house, be mindful of the rules set by the seller or their agent. They may request that you sign in or provide contact information. You can comply with these requests without disclosing unnecessary details.
